Become a property developer and compete to assemble your residential building site. Then overcome hurdles to get coveted planning permission from the Town hall. The first player to collect planning permission, wins.

n stage 1, acquire an access property and purchase land parcels on your chosen site. Once you have 5 complete building plots including the access property, no other player may purchase any remaining land parcels on your chosen site. However, until you have 5 plots, other players can purchase land parcels / drainage easement on your site. You will then have to negotiate with them.

Once you have assembled your site, move to the start square for stage 2 where you instruct your architect to submit a planning application to the local Council at the town hall.

In stage 2, obtain planning permission by collecting cards with throws of the dice. You'll need 3 Council recommendation cards; from highways, planning and drainage. Land on the town hall square and collect the 'planning permission granted’ token.
